- NY Governor Hochul signed off new act(S5175A-A3698A) which can allow further property tax reduction for qualified senior citizen over 65 up to 65%.
- Still local municipality has to decide if they will allow the reduction.
- The purpose of this bill is to prevent seniors leaving from the state and mostly moving to Florida for saving personal income tax and property tax.
- According to CBC(City Budget Council), about 151,637 left the state from 2018 through 2022.

- Over the past two decades, developers in New York have converted nearly 30M sf of office space into residential living, with the pace of transformation picking up in recent years.
- NYV saw its first conversion boom after the recession of the early 1990s, mostly in lower Manhattan. Conversions continued between 2005 and 2019, especially downtown. Developers converted another 125 buildings with 19.5 million square feet. Conversions slowed between 2015 and 2019 because office demand was strong.
- Design breakthroughs pioneered in Manhattan will likely accelerate the pace of conversion in New York as well as the rest of the country. The national pipeline currently includes 78,500 units, up from 23,000 in 2022, according to RentCafe.com. And as these projects multiply, the playbook keeps expanding.

- Adam Smith announced newly permitted houses increased by 22.8% to 17,600 new construction during 10 month period from Jan through Oct after the City of Yes plan implemented.
- The City of Yes project alleviate zoning rules to make more affordable to build new homes from the beginning of this year, said the head of the city planning department, claiming that NYC is the most favorable housing affordability city government historically.
- While newly elected Mayor, Mamdani wants to object the homeless sweep project, Adam Smith the current Mayor and the governor Hochul wish to continue the homeless sweep project with some other remedies.

- American households are nearing the end of the year feeling a lot more dour about the economy than they did at the beginning, even as they keep spending.
- High prices, a fragile job market and anxiety about President Trump’s tariffs have helped drag consumer sentiment, as measured by the University of Michigan, down near historic lows this year.
- The closely watched sentiment survey asks people how they feel now and down the road about their own financial situation and the economy as a whole. Those responses are then baked into an equation that produces a number ranging from 2 to 150.2. Higher numbers reflect a rosier outlook.
- The survey shows that the nation started the year in relatively decent spirits about the economy, with a reading above 70 in January. Nearly a year later, a preliminary monthly reading released in early December showed sentiment slightly above 53.

- President Trump and his appointees have spent months teasing a blockbuster stock offering ofFannie Maeand Freddie Mac that could partially free the mortgage giants from government ownership and reap billions of dollars.
- Another sensitivity is the impact on the mortgage market. Fannie and Freddie play a pivotal role by buying up mortgages and packaging them to sell to investors, whom they guarantee payments even if borrowers default. This empowers U.S. lenders to make more 30-year fixed-rate mortgages.
- Since Fannie and Freddie have been under government control for so long now, industry players have warned that reduced government support could push up the cost to own a home. That is because the in–creased risk would drive investors to demand higher premiums in the mortgage-backed securities market. Those higher premiums would trickle through to homeowners in the form of higher mortgage rates.
Growth Is Set to Slow, but AI Could Be a Boom

- The U.S. and global economies are set to slow next year as higher tariffs take full effect, but could grow more strongly than expected if the AI investment boom “broadens,” the Organization for Economic Cooperation and Development said.
- In a quarterly report on Tuesday, the Paris-based research body forecast the U.S. economy will grow 2% this year and 1.7% next year, having expanded by 2.8% in 2024. In September, the OECD projected growth of 1.8% this year and 1.5% in 2026. It sees the world’s largest economy regaining momentum in 2027, with growth of 1.9%.
- “AI-related investment has clearly been a major driver of growth this year, and our view is that this is likely to continue,” the OECD said. “At the same time, we think that the pace of growth of AI-related investment will ease somewhat from the very high rates seen over the past year or so.”

- Samsung Electronics’Galaxy Z TriFold is expected to hit the shelves in the U.S. as early as the first quarter of 2026, after it goes on sale in South Korea and elsewhere this month.
- Samsung hasn’t announced the U.S. price yet, but in South Korea the phone will start at the equivalent of about $2,445.
- The new phone is the latest salvo in Samsung’s long running battle withApple,which is expected to introduce its own foldable phone— likely a once-folding model— later next year. Samsung has offered foldable phones since 2019.
- The Samsung Galaxy Z Tri-Fold is the first multi-folding phone to be released globally.Huaweihas already introduced a tri-folding phone that is mainly sold in China When fully open, the Tri-Fold’s display measures 10 inches diagonally, about the size of a standard tablet.
