- AI firms are leading a revival of the San Francisco office market, the hard-luck case of the nation’s beleaguered commercial real-estate sector.
- The amount of office space being leased has rebounded strongly this year and is back to pre-pandemic levels as some companies require employees to work more downtown. Institutional investors includingBlackstonehave swooped in to buy office properties at enormous discounts to their pre-pandemic prices.
- Houston-based real-estate investment manager Hines launched a city review process of a planned 1,225-foot tall office tower at the site of the old Pacific Gas & Electric headquarters. It would be the tallest building on the West Coast and just 25 feet shy of New York City’s Empire State Building.
- OpenAI ,the creator of ChatGPT, now controls close to 1 million square feet in San Francisco and is looking for more, according to brokers. Harvey, an AI startup that focuses on the legal industry, tripled its space this summer, leasing more than 90,000 square feet.

- YouTube is entering its AI era.
- The streaming platform is offering Veo 3—Google’s new AI video generator that’s giving game developers and filmmakers jitters—to normal users for making short videos starting Tuesday, along with other AI upgrades to the popular app.
- Users will be able to make eight-second vertical videos in an unending range of styles and tones. The company also announced other AI tools for Shorts like video editing, adding objects and motion to a video, or stylizing it with different artistic looks. In addition, people can take a line of dialogue from a video and turn it into a song.

- Brookfield stripped 666 Fifth Ave. down to its steel frame in a $400 million rebuild.
- The owner of a Fifth Avenue office tower that carried the ominous 666 address is pulling off an improbable comeback, turning around a property associated with financial distress and political controversy involving the first Trump administration.
- Brookfield Asset Managementinvested about $1.7 billion for its 2018 purchase and overhaul of the 1.25 M sf building in Midtown Manhattan. It stripped the decades-old tower down to its steel frame, then rebuilt it with larger windows, higher ceilings and modern infrastructure.
- Today, Manhattan vacancy remains elevated overall. But leasing activity has returned to pre-pandemic levels and occupancy is tightening, especially in the most desirable locations, such as Park Avenue and Fifth and Sixth avenues.

- And on the Friday of the most recent government jobs report, which showed August hiring at a far slower-than-anticipated pace, 10-year Treasury yields fell 0.09 percentage point. Mortgage News Daily’s 30-year fixed-rate tracker dropped by 0.16 point that day.
- The upshot, according to Graham, is that “rates can drop more quickly than normal as they approach the upper limits of the next lower bucket.”
- There are other dynamics that also may feed into a downward feedback loop for rates. Some investors tend to hedge mortgage bonds by selling Treasurys—so falling rates can actually push them to buy more Treasurys to adjust those hedges, explains Jeana Curro, head of agency mortgage-backed securities strategy at Bank of America. That can push Treasury yields down even faster, in turn pressuring mortgage rates, too.

- The Fed governor Lisa Cook, who President Trump is attempting to fire for allegedly misrepresenting a property as her primary residence, described one of the properties at the heart of those allegations as a vacation home or second home on at least two documents.
- Trump administration officials have claimed that Cook misrepresented the occupancy status for either the Atlanta condo or a Michigan home when she took out a mortgage for each property, weeks apart, in 2021. Standardized loan forms that Cook signed show she pledged to live in each home for a year as her principal residence unless the lender otherwise agreed to a different arrangement.

2) The Federal Reserve Banks : 12 presidents
- 12 Federal Reserve District boundaries are based on economic considerations; the Districts operate independently but under the supervision of the Federal Reserve Board of Governors.
