• NYC announced that tenants must not be forced to pay the broker fee on 11th.
• Accordingly, landlord group filed the petition to the federal court to stop actions until the result comes out of the pending laws suit, but the Federal court has denied the petition.
• Traditionally tenants used to pay the broker fee du to the market situation that the rent demand is much higher than the supply.

Millennium Tower Stopped Sinking… But Its Apartment Values Never Did

• The gleaming, nearly 60story tower was the tallest residential building in San Francisco when it opened in 2009, boasting high-end amenities and views of the Golden Gate Bridge and the Bay Bridge. Then reports emerged that the building had sunk more than a foot and was tilting.
• Real-estate listings site Zillow shows that there were 11 active listings at the building as of early June, ranging in price from $588,000 to $4.995 million. All but two were listed for less than the sellers originally paid.
• Groups of Millennium Tower owners and the Millennium Tower Homeowners Association filed numerous lawsuits against the tower’s developer as well as the general contractor, the architect and key engineering firms involved in the design, alleging widespread construction defects and misrepresentations.
• A $100 million upgrade to the piles under the tower was finished in 2023.

• With this new purchase, KISS has established the center hub of transportation network for U.S. and Globe.
• KISS Group, headquartered in Long Island, NY, has pursued global growth and continued to provide strategic products and services networks nationwide and worldwide.

Housing Imbalance: Half a Million More Sellers Than Buyers

• The inventory of homes for sale is finally rising. Buyers aren’t interested.
• The U.S. housing market had nearly a half million more sellers than buyers in April, the biggest such gap on record in seasonally adjusted data going back to 2013, according to an analysis by real-estate brokerage Redfin.
• After years of frustration with fast-rising prices and bidding wars, buyers now have the upper hand in many parts of the country. More sellers are cutting prices or offering concessions such as paying for buyers’ closing costs.
• Now, supply is rising because some sellers have experienced life events that require they move, such as a job relocation or having a baby. Others are unloading investment properties because their costs are rising, or they are worried that home prices will fall and want to sell before that happens, real-estate agents say.

Apple calls Today’s AI ‘The Illusion of Thinking’

• The title of a fresh paper from Apple says it all: “The Illusion of Thinking.” In it, a half-dozen top researchers probed reasoning models—large language models that “think” about problems longer, across many steps—from the leading AI labs, including OpenAI, DeepSeek and Anthropic. They found little evidence that these are capable of reasoning anywhere close to the level their makers claim.
• This kind of rhetoric accelerates AI adoption in every corner of our society. AI is now being used by DOGE to restructure our government, leveraged by militaries to become more lethal, and entrusted with the education of our children, often with unknown consequences.
• Which means that one of the biggest dangers of AI is that we overestimate its abilities, trust it more than we should and rely on it more than is wise. In so doing, we make ourselves vulnerable to its propensity to fail when it matters most.

Young Grads Looking for Work Confront Employment Crisis

• The U.S. labor market is holding steady despite extraordinary economic upheaval. But it is a bad time to be a job seeker—especially if you are young.
• Recent college and high school graduates are facing an employment crisis. The overall national unemployment rate remains around 4%, but for new college graduates looking for work, it is much higher: 6.6% over the past 12 months ending in May. That is about the highest level in a decade— excluding the pandemic unemployment spike—and up from 6% for the 12-month period a year earlier.
• Young graduates typically face a higher unemployment rate than their counterparts who have been in the workforce longer, but the gap is growing wider between older workers and the young.
• The culprit, economists said, is a general slowdown in hiring.

• Display:With a 6.8-inch display, the T1 would rival Apple’s $1,199-and-up iPhone 16 Pro Max in size.
• Battery: The iPhone 16 Pro Max has a 4,676-mAh battery. The T1 phone shows a 5,000 mAh battery.
• RAM:the best iPhones have 8GB of RAM. The T1 is listed at 12GB of RAM.
• Storage:The iPhone 16 Pro Max starts with 256GB, which matches the promoted T1 spec. But the T1 apparently goes further with an expandable- storage card slot.
• Camera:The T1 phone boasts a 50-megapixel camera, along with two others in the rear and a 16-megapixel selfie-camera on the front. Apple’s iPhone cameras currently max out at 48-megapixels, and are mainly sourced from Sony in Japan.
