1. Electric Outlet

    (Problems: Outlets are not GFCI – Inspection issue)

GFCI (Ground Fault Circuit Interrupter)  Outlet

GFCI receptacles were required in houses starting 1971.

GFCI outlets prevent serious electric shock and reduce the risk of electrical fire by monitoring electrical current, cutting power or ‘tripping’ when the outlets detect an imbalance or excess current flow down an unintended path.   In U.S., anyplace within six feet of a sink or water source is required to install GFCI outlets such as Kitchen, Bathroom.

2.Exhaust (Ceiling) Fan

      (Problems: Ventilation fan is very noisy – Uncomfortable)

“CFM” (Cubic Feet per Minute) : 70 CFM,  70-100 CFM,   100 CFM

( Usually 1 CFM per SF)

 Noise

“Sones”:

       Quiet Bath Fans: Under 1.5 Sones       Approximately the volume of a

whisper

       Moderate Bath Fans: 1.5-3.0 Sones     Approximately the volume of a

running stream

       Loud Bath Fans: Over 3.0 Sones          Approximately the volume of a

conversation.

 

3.Underneath Sink – U shape Trap ( Called “P-Trap”)

      (Problems: Leaking / Slow Draining)

This plug prevents sewer gases — smell from coming up the wastewater line and out the sink.

It also can trap small objects that fall down the sink, such as jewelry, making it easier to extract them or clean up.

2.Toilet – Water Tank

(Problems: Fill Valve leaking /Flush Valve  leaking –noisy , Wasting water)
