Home Sales See Steepest Decline in 2 Years

  • Sales of existing homes in March posted their biggest monthly decline in more than two years, after mounting economic uncertainty roiled the housing market at the start of the critical spring selling season.
  • U.S. existing-home sales fell 5.9% in March from the prior month to a seasonally adjusted annual rate of 4.02 million, NAR said Thursday.
  • So far this spring, supply is increasing faster than demand. The inventory of homes for sale is rising because some sellers who have been waiting for mortgage rates to fall have decided they can’t keep waiting.
  • The sales decline in March was much worse than expected. Economists surveyed by The Wall Street Journal had estimated a monthly decrease of 3.1%, compared with the 5.9% drop.

Florida’s Condo Owners Get Priced Out

  • Retirees Rob and Karen Dickson moved from upstate New York to Punta Gorda, Fla., in 2021. They paid $319,000 for a condo with a terrace on the third floor overlooking a golf course inside their gated community. After nine holes, they would have lunch at the club and then go for a swim. “It was wildly affordable,”
  • Two years on, their insurance rates doubled after a hurricane, and the unit was hit with a $7,200 special assessment to pay for building upgrades, which they paid in four monthly installments after insurance covered $2,000 of the cost. Their HOA fees soared by 25% to nearly $800 a month, now up to $1,000.
  • Listing the unit for sale last summer, they competed with 43 other condos for sale in the same community and accepted an offer for $358,500, about $20,000 below their asking price.
  • The reasons are Ballooning costs, Falling prices, and the blacklist(1400 Florida condos).

Trump commissioned Nvidia to build AI Super computer

  • Nvidia said it has commissioned more than a million sf of manufacturing space to build and test its Blackwell chips (new architecture for GPUs, designed for AI workloads, specially focused on large language models(LLMs)) in Arizona and build AI Servers in Texas. The company is working with Foxconn, the world’s largest contract electronics maker, on a plant in Houston and with another Taiwanese manufacture, Wistron on a plant on Dallas.
  • Texas is closer to Mexico, the current hub of AI server manufacturing. Of the servers imported by the U.S. – including AI and non-AI servers – about 70% come from Mexico, according to Taiwan ministry of Economic Affairs.
  • The Stargate project, another plan touted by Trump, has said it would spend $500B building out AI, initially in Abilene, Texas. Apple has said it plans a new factory in the state.

  • The world’s biggest industrial real-estate giant said the escalating global trade war will spur demand for U.S. storage space as companies stockpile inventory close to consumers.
  • Prologis said its customers, which includeAmazon.com , Home Depot and FedEx, have been rushing in merchandise, rerouting shipments and taking on overflow storage space as they seek to get ahead of President Trump’s new tariffs.
  • Companies stockpiling inventory close to U.S. shoppers could help boost demand in a warehousing sector that has struggled with slow leasing activity over the past two years following a frenzied period of expansion during the pandemic. The average warehouse vacancy rate across the U.S. increased to 7% in the first quarter, up from 5.7% a year earlier and more than twice the 3% vacancy rate in late 2022, said Cushman & Wakefield.

Tesla Has Deep Hole to Pull Out Of

  • Tesla’s famously busy boss will be devoting a lot more time to the electric-vehicle maker soon. It is unclear whether that will be a good thing.
  • Elon Musk said on Tesla’s first quarter earnings call on Tuesday that he would be allocating more time to Tesla starting next month “now that the major work of establishing the Department of Government Efficiency is done.” The comments came after the company reported one of its worst quarters in recent memory, with revenue logging its biggest year-over- year slide in 13 years and operating income coming in about 65% below Wall Street’s estimates.
  • The timing might seem to suggest that Musk’s distracted driving is the main reason for Tesla’s woes. But the results actually confirm that Musk’s controversial work with the Trump administration has tarnished Tesla’s image with many prospective buyers.
