House price in Some area in Georgia is soaring

  • Housing prices are surging in some cities in Georgia. According to a May 2025 housing market report released by real estate data firm Redfin, the median home sale price was $383,700, down 0.53% from the previous year. However, some areas showed a sharp upward trend, with prices soaring over 40%.
  • Overall, the number of transactions has decreased and price-reduced listings have increased, but certain cities are experiencing steep price increases due to strong demand.

  • Online loan platform, Landing Tree says in the report in 2024 that 18.38M families are in House Poor situation in U.S. which is 21.93 % of entire households.
  • These households pay more than 30% of their household income and 44.2% of them pay more than 50% of their income for the housing cost, which is very serious financial structure.
  • In California, the ratio of House Poor is 29.92%.
  • Typical signs of House Poor are 1) Stress built up: continuous worries for financial issues, repair costs and job loss, 2) Stop savings, 3) Rely on Credit card, 4) Afraid of sudden expenditures.
  • According to Census Bureau, 38.8% of home owners have paid off, and 61.2% are on mortgage still.

NJ Realtors® Denounces New Tax Hike on Home Sales.

  • In the FY 2026 budget, Gov. Murphy announced a proposed increase on the Assessment on Real Property Greater than $1 Million, which is the highest tier of the Realty Transfer Fee, which New Jersey Realtors strongly condemns.
  • This assessment would increase from its current one percent rate to two percent for certain real property purchases between $1 million and $2 million, and would increase to three percent for certain real property purchases in excess of $2 million. This would apply to both residential and commercial sales.
  • While a $1 million home has traditionally been considered a luxury property, the reality is that inflation and the dramatic rise in home prices have placed that price tier firmly in the middle class for many parts of New Jersey.
  • New Jersey is a high-cost state and affordability has become a significant concern considering the average sales price for single-family home rose to $698,804 in 2024. Comparatively, that number was $309,000 in 2014.

 

Home Sales Rise, but Market Remains Sluggish.

Sales of existing homes rose slightly in May but held near historically low levels, the latest sign that buyers are staying away because of high home prices. U.S. existing-home sales rose 0.8% in May from the prior month, NAR said Monday.

  • Sales were better than expected. Economists surveyed by The Wall Street Journal had estimated a monthly decrease of 1.3%. But they were still subdued, coming in at a seasonally adjusted annual rate of 4.03 million. That was the slowest sales pace for any May since 2009.
  • The spring market is usually the busiest time of year for the housing industry, but this year’s spring has been a bust, putting the market on track for its third straight year of anemic sales.
  • The national median existing- home price in May was $422,800, up 1.3% from a year earlier and the highest median home price for any May, NAR said.

Office Space Set to Shrink For First Time in 25 Years

  • The U.S. has a glut of office buildings. That longstanding surplus is finally shrinking.
  • The number of property demolitions and the pace of office conversions into residential buildings are accelerating. Developers, meanwhile, have greatly slowed new office construction because of questions about future tenant demand. As a result, the amount of office supply in the U.S. is on pace this year to contract for the first time in a quarter of a century, according to real-estate- services firm CBRE Group.
  • And some big investors that shunned office investments in recent years are jumping back in. Blackstone acquired this month a 46% stake in a Midtown Manhattan office building at 1345 Sixth Ave. in a deal that valued the 50-story tower at $1.4 billion. This and an earlier deal this year in San Francisco were Blackstone’s first major U.S. office investments since 2022

Waymo Wants to Bring Its Robotaxis To New York City, but Faces Hurdles

  • New York state law doesn’t allow for vehicles to operate without a person at the wheel. Waymo said it is pushing for changes to the law. Meanwhile, the company has applied for a New York City permit that would allow its vehicles to drive autonomously in Manhattan with specialists in the driver’s seats.
  • Waymo taxis have surged in popularity in other cities after painstaking efforts to roll them out. The cars were first tested in San Francisco. Now they also cruise around other parts of the Bay Area, as well as Los Angeles, Phoenix, Atlanta and Austin, Texas. Waymo now provides more than 250,000 autonomous trips each week, compared with about 10,000 a week two years ago. It plans to expand to Miami and Washington, D.C., soon.

  • The Fed decided to freeze the rate(4.25 – 4.5%), which is 4th freeze intis year.
  • In spite of the White house’s pressure to lower the rate, the Fed keeps their position to freeze the rate with the reason that the inflation is still high level, which is still higher than the target,2%, and uncertainty of the economy is reduced, but still high level.
  • The Fed has forecasted the median FFR would be 3.9% at the end of this year, which might mean that the Fed will reduce the rate by two times before the end of the year.
  • Also The Fed forecasted PCE Index increase to 3.0%, changing from 2.7% in March, GDP growth to 1.4% from 1.7%, unemployment rate to 4.5% from 4.4%

  • Teslarolled out its long-awaited robotaxi service in Austin, Texas, on Sunday, opening the electric-vehicle maker to the growing autonomous ride-hailing market, where its technology will be put to the test against market leader Waymo.
  • A robotaxi is a driverless, autonomous vehicle that operates like a taxicab or ride-hailing service. Several companies are testing or operating robotaxi services in the U.S., including Alphabet’s Waymo and Amazon.com’s Zoox.
  • Musk has tied Tesla’s fate to the performance of its robotics and artificial-intelligence business. He forecasts autonomous vehicles could add $5 trillion to $10 trillion to Tesla’s market capitalization, which is currently around $1 trillion.
