September Home Sales Improved With Drop in Rates

- The number of home going under contract in the U.S. rose again in September as mortgage rates eased.
- The report released Wed by NAR found that the pending home sales index, a leading indicator of house sales based on contract signings, rose 7.4% to 75.8 in September, reaching the highest level in six months. The index nevertheless remains well below 100, representing the level of contract activity in 2001.
- Rising sales reflect lower borrowing costs for mortgages and should continue if the economy keeps proving robust, said NAR Chief economist Lawrence Yun. All four regions of the U.S. saw increasing sales over the month, led by the West, where they were nearly 10% higher.

- ZIP codes where investors own a bigger share of houses see higher-than-average increases in prices and rents.
- More than a decade ago, private-equity giant Blackstone began spending hundreds of millions of dollars on family homes that went into foreclosures after the 2008-09 financial crisis, creating a new asset class for institutional investors. Since then corporate landlords including Invitation Homes and Amherst bought more than 600,000 houses in the U.S. – In 2023 there were app. 145M houses in U.S.
- Nationally, Wall Street landlords that have more than 1000 units on their portfolio own 1% of all America’s family houses and 4% of all of the rented houses. If continues, their share of the market for single-family rentals could increase 10-fold by the end of the decade, Metlife estimates.

- According to NAR, annual report during 7/2023 – 6/2024, average age purchased a home was 56, which was 7 years older than a year ago.
- Average age for first home buyers also went up to 38 from 35 a year ago, and they were 24% among the total home buyers during that period.
- First and biggest hinderance to buy a home is a downpayment due to scholarship loan, high rent, and low income for starting career, etc.
- NAR said the median home price went up to $435,000 which is up 39% compared to 2020. Average downpayment for $435,000 worth house is 18% which is $78,300. Meantime, average median household income nationwide is $80,610.

- Donald Trump will retake office in a global economy substantially transformed from eight years ago – one much more reliant on the U.S.
- It means that the president-elect’s plans, including across board tariffs, could pack an even greater wallop on other countries that the first round of “America First” economic policy, which also gives Trump much more leverage in negotiations over trade policy.
- Strong growth since the pandemic has expanded the U.S.’s weight in the global economy. Its share of output among the Group of Seven wealthy nations is higher than any point since at least 1980’s, IMF said.
- Growth in China, the world’s second largest economy, has slowed. Germany, the largest European economy, is contracting. Many poorer economies are buckling under the weight of high debt.

If Trump Tries to Fire Powell, Fed Chair is Ready to Fight it

- When a frustrated Donald Trump flirted with removing Fed Chair Jerome Powell in a dispute over interest rates back in 2018, Fed leaders privately readied a break-glass-in-case-of-emergency response: a legal challenge against the president to protect the integrity of America’s central bank. Trump was upset the Fed was raising interest rates against his wishes.
- The FOMC is composed of the Fed’s seven Washington based governors and a rotating group of presidents from the 12 Fed banks, which are quasi-private institutions. The Fed’s regional bank presidents are appointed not by the president but by the bank’s directors, who are generally local business or nonprofit executives. The FOMC elects its own chair at its first meeting of the year.

- Presidentelect Donald Trump picked a pugnacious immigration hardliner, Tom Homan, to oversee his proposed mass-deportation campaign, choosing a key figure from his first term who has made no apologies for some of that administration’s most controversial policies, including the separation of migrant parents from their children. Homan, who served as acting director of U.S. Immigration and Customs Enforcement in 2017 and 2018, will take on the role of “border czar,” Trump said late Sunday night.
- Trump’s family-separations policy was in effect borderwide for only a few months before Trump was forced to end it, facing global condemnation and backlash even from some in his own party. Though several thousand families were divided in the span of about two months, the numbers of migrants crossing the border illegally didn’t drop.

- “SamSung AI Forum 2024” was held at Seoul R&D Center with closed format on 4/10 and 5/10. SamSung’s approach is to attack individual life with AI technology, combining AI semiconductor and Knowledge Graph, which means combining hardware and software.
- SamSung has purchased a AI company, Semantic Technology who is specialized in Knowledge Graph in July, 2024. Knowledge Graph technology is the tool for implementing on-device AI Assistant.
- A Knowledge Graph, also known as semantic network in human brain, represents a network of real-world entities – such as objects, events, situations or concept – and illustrates the relationship between them.
